Recently, it has come to our attention that there have been some issues on a national basis with fires caused by electric bicycles, electric scooters, and other devices that have rechargeable batteries. Some communities have determined to ban these electric items from being on the property, others require tenants to get permission to bring them onto the property and have an addendum to help with potential issues related to their use and charging. As an industry we are often placed in a difficult situation as it relates to the balance of keeping tenants happy and protecting the property from liability.
What we do know is that the large rechargeable batteries used in these devices do have certain problems and risks. Tenants who have electric bikes, scooters, boards, etc. usually feel that they can just plug them in to recharge and leave them in that state.
