Changes regarding Utah Pay or Vacate Notices due to CDC Rule

On April 19, 2021, the Consumer Financial Protection Bureau issued a “rule” relating to the CDC moratorium. Essentially the CFPB mandated that tenants be given notice of the possibility to use the CDC declaration in Pay or Vacate matters. This rule requires that a tenant be given notice of the possibility that they can use the CDC declaration to avoid eviction for failure to pay rent.
This notification is to be given to the tenant at the time they are served the eviction notice for failure to pay rent:
